<h2><b>On Representing a Client Well</b></h2>
<p><b><i>Many of your clients are coming to Nashville from somewhere else. What does it mean, in practice, to represent a client well?</i></b></p>
<p>So many of our clients over the last few years have been moving here from out of town. We are often their first experience of Nashville. With those clients, we want to make their experience great. We want them to enjoy the city. And we want them to be happy with their purchase.</p>
<p>We have had a few occasions where people buy a house, walk in, and say “this isn’t it.” Then they turn around. We have learned from those times. We want to serve people in such a way that they will tell everyone they know.</p>
<p>We do not spend much money at all on advertising. We are almost entirely referral-based. That comes from having the best service we can possibly have, and going above and beyond.</p>
<h2><b>On Managing Anxiety in a Fast-Moving Market</b></h2>
<p><b><i>How do you help clients stay calm and make good decisions when the market is moving quickly?</i></b></p>
<p>It comes with experience. We have lost deals. We have won more than our fair share of these. We have lived through enough spring markets that we have seen just about everything.</p>
<p>So we can rely on past experience to know “this is all going to be okay.” Last night we lost a deal and the people were having a panic attack. We just said: “Listen, we have been through this. You did as much as you should have done. You don’t need to overextend yourself or put yourself in a vulnerable position. Feel comfortable with where you ended up. You put your best foot forward.”</p>
<p>That ability to stay steady is a huge part of our job. It is steering the ship through stormy water sometimes. Everything is going wrong in a house, and it is just me and Shelly and the buyer, and we have to say: “Hold on, we have got this. Stay with me. We work with good partners. We have good inspectors. We have good contractors. We will get this taken care of.”</p>
<h2><b>On a Defining Experience</b></h2>
<p><b><i>Has there been an experience in your own life that shapes how you advise clients today?</i></b></p>
<p>When Shelly and I bought our second house, the inspector we used missed something pretty catastrophic. We had a major mold incident right after we moved in. We had to move out for five months. All our cash was tied up in the down payment. Insurance didn’t cover it.</p>
<p>What happened was about a month and a half after closing, something went down the disposal that wasn’t supposed to. Water ran through the base of the cabinet, into a gap in the corner, and underneath. We had someone come cut the cabinet open and put a fan on it to dry. What we didn’t know was that the kitchen sink had had a decades-long leak. It was old-growth mold. Everyone who came in afterward said there is zero chance an inspector would have missed it.</p>
<p>The insurance company called it pre-existing. They offered $200 toward the cabinet base. When the fan went on, it blew mold all over the house. We had to rip the whole kitchen out. It was around $80,000 we did not have at the time.</p>
<p>That is why it is important to me to relay to every one of our clients how much trust I have in our inspectors. I know that anxiety. I lived it. It really matters.</p>
<h2><b>On the Difference Between Thorough and Good</b></h2>
<p><b><i>When you think about the inspectors you have worked with over the years, what separates the great ones from the merely competent?</i></b></p>
<p>There is an art and a science to it. The science is just how thorough the inspection is. The art is how you present it.</p>
<p>We have had inspectors who did a perfectly thorough job, but they made simple word-choice mistakes, little words that plant seeds and metastasize. <a href="https://trustmagnolia.com/home-inspections/">Magnolia</a> has done a great job of helping contextualize issues, of helping people understand them. That is the difference.</p>
<h2><b>On the Cost of Word Choice</b></h2>
<p><b><i>Can you share a specific example of how a single phrase changed the outcome of a deal?</i></b></p>
<p>There is one Shelly and I always go back to. Clients were buying a house built in the 1960s. There was a little sloping in the floors (totally normal for a house that old). Our clients weren’t terribly put off by it.</p>
<p>But when we did the debrief at the end, the inspector (somebody we didn’t use often) said it was “kind of like a fun house.”</p>
<p>The clients slept on it. They called the next morning. They said: we just can’t get “fun house” out of our head. We don’t want to do it.</p>
<p>That deal died on two words. Those little things really do matter.</p>
<h2><b>On Confidence in a Competitive Market</b></h2>
<p><b><i>In tight markets you sometimes recommend buyers waive the inspection contingency. What does it take for you to feel comfortable doing that?</i></b></p>
<p>We do not do that unless we have a lot of faith in the quality of the inspection we are going to get. We actually lost a competing offer situation last night. On the one we won earlier this week, we waived the inspection contingency altogether. Still getting the inspection but the buyer is saying, “Whatever it is, we will deal with it.”</p>
<p>I would not have done that if I did not feel confident we would get thorough <a href="https://trustmagnolia.com/home-inspections/">residential due diligence</a> on the back end. That is not a small thing. That is the difference between winning a house and losing one in this market.</p>
<h2><b>On As-Is Offers and Deeper Due Diligence</b></h2>
<p><b><i>When buyers go in as-is, how does that change the kind of due diligence you recommend?</i></b></p>
<p>Recently we have been working with buyers who are offering well below asking, which usually means going as-is. I tell them: if you are going as-is, you want to know every possible thing. So we have been doing the Concierge package. I have been really happy with it.</p>
<p>It is a different conversation with the buyer. With as-is, you do not have leverage to negotiate fixes, but you also cannot afford to be surprised after closing. That changes what good due diligence looks like.</p>

<p><b><i>What would you say to an agent who still treats inspections as a commodity service?</i></b></p>
<p>All it takes is one time. Something gets missed. You feel like you are the one who recommended this inspector. You never want to experience that. You definitely do not want to experience it a second time.</p>
<p>We learned the hard way on ourselves. Fortunately, it did not have to be one of our clients. So we value the quality of the inspection tremendously.</p>

<p>Probably just that they would never have been in this house if not for us. That does happen quite often.</p>

<p>That they are making one of the most important purchases of their lives. It is most likely their biggest asset.</p>
<p>We want them to feel totally comfortable not only in the condition of the house, but in the resaleability, in knowing they are getting good value for what they are paying. That we have done everything we can to make sure they have a good experience and start off well in that house.</p>

As soon as you make the move to Nashville, make a plan to get to the DMV to switch over your license plate and get a Tennessee license. In other words, the sale is contingent upon certain conditions. This could mean that the home inspection or appraisal must produce certain results, the buyer must get confirmation of financing, or the buyer needs to be able to sell their current home.</span></p>

Keep in mind that in a seller’s market, this type of contingency may be frowned upon by the seller, who can just find another buyer not in this financial predicament. In lieu of this contingency, a buyer might consider a bridge loan, which is a short-term loan pending the arrangement of longer-term financing.</span></p>

<p><b>Home Inspection Contingency</b></p>
<p><span style="font-weight: 400;">A home inspection contingency means the sale of the home is contingent on a home inspection that doesn’t uncover any major issues with the home. This could include roofing problems, plumbing issues, electrical problems, structural issues, and other major findings.</span></p>
<p><span style="font-weight: 400;">These issues could be grounds for a renegotiation of the sales price or allow for an agreement to be made over who will be responsible for these repairs. Or it may give the buyer the opportunity to back out of the sale completely. Keep in mind that just because issues are found, this doesn’t necessarily mean the deal will always fall through! Depending on the severity, the buyer and seller may come to an agreement on a path forward. The contingency just gives you the flexibility to have those conversations if unforeseen issues do arise.</span></p>

										<content:encoded><![CDATA[<h3><strong>The number of conversations where home buyers voice their dissatisfaction with their choice in realtor is growing. </strong></h3>
<p>A component of these conversations is that realtors who are not focused on customer service don’t show up to the home inspection with their clients.  This allows home buyers to talk more openly about their experience.  I have also had more than a few people tell me their story about a bad home inspection. Which begs the question:  Why aren’t home buyers always choosing the best realtor or home inspector? A helpful tool in answering this important question is by understanding a home buyer’s need for both Customer Experience and User Experience.</p>
<p>Providing the best possible service in today’s world can be easier today with advanced technology, but it has to include a focus on User Experience!  This arena of User Experience is where I see the best realtors losing market share.  The best realtors have been primarily focused on Customer Experience (keeping the client’s best interests as the primary concern) possibly even avoiding fancy tech upgrades because it is represents the antithesis of their core values, self-promotion.  Couple that attitude with a new market of home buyers who appear to be replacing Customer Experience with User Experience and you have a recipe for disaster. There are a couple lessons here: technological advance without a focus on User Experience <u>is</u> self-promotion; tunnel vision on Customer Service at the detriment of User Experience is perceived by the market today as not trust-worthy.</p>
<p>In order to stay competitive in this market, overly saturated with service providers (newly licensed realtors and inspectors), educating clients on your competitive advantages providing both excellent Customer Experience and User Experience is paramount.  <strong>Magnolia for example is focusing on better User Experience for realtors by providing a phone app for scheduling (with the ability to review schedule openings and reserve a spot, while verify the time)</strong> and a software program included to automatically create a repair addendum directly from the report.  However, forcing potential home buyers to read as opposed to watching videos of the owner or employees talking about our services may give the impression that we don’t care about User Experience.  We all have room for improvement! 										<content:encoded><![CDATA[<p><b></b>Isaac Biggs is a great friend of mine, a hard worker, and mechanically minded.  As a hobby, he builds furniture in his off time from scrap wood supplied by contractor friends or from leftover jobsite material.  Isaac’s wife Elizabeth has been excelling as a student in the education program at Vanderbilt over the past 4 years all while giving birth and helping raise their daughter, Evelyn.  Sadly to friends in Nashville, the Biggs’ have accepted a job offer to the University of Illinois!  Although Isaac is a professional electrician, working in both the commercial and residential environment, he has asked me for tips for selecting a new home in Champaign.</p>
<p><span style="font-weight: 400;">As I began creating a list of items that Isaac should consider when looking for his new home, I realized how valuable this list could be for </span><i><span style="font-weight: 400;">anyone</span></i><span style="font-weight: 400;"> considering purchasing a new home. </span><i><span style="font-weight: 400;">Our goal at Magnolia Property Consultants is to partner homebuyers with construction industry expertise.</span></i><span style="font-weight: 400;"> We do this because we understand not everyone has a brother, uncle, parent or family friend with construction experience that they can get honest, unbiased advice from when making such an important decision. Buying a home is often the largest investment a person will make in their life, and having a trusted ally that understands not only what is wrong with a house, but why it is wrong, can make all the difference between a sound investment and a terrible mistake.</span></p>
<p>Below is the list I created for Isaac. Please feel free to bring it with you the next time you are considering purchasing a home or condo. Be sure to ask all these questions below, and be thorough before making an offer.</p>
<p style="text-align: center;"><b>When Selecting a Home</b></p>
<p><b>Walk the exterior of the house at least twice</b></p>
<ul>
<li style="font-weight: 400;"><span style="font-weight: 400;">#1 Question: Is Water an Issue at this property?</span></li>
<li style="font-weight: 400;"><span style="font-weight: 400;">  Look for cracks below the windows and at the corner foundation of the home</span></li>
<li style="font-weight: 400;"><span style="font-weight: 400;">  Look at the quality and condition of the windows</span></li>
<li style="font-weight: 400;"><span style="font-weight: 400;">  Assess the quality and condition of the exterior (Are the exterior products low maintenance?)</span></li>
<li style="font-weight: 400;"><span style="font-weight: 400;">  Does the grading of the property drain water toward or away from the home? (You always want the law of gravity to be on your side – this is of utmost importance in regards to the landscaping and your roof construction)</span></li>
</ul>
<p><b>Do your best to ignore the cabinets, countertops, and hardwood floor finishes and focus on the structure of the home</b></p>
<ul>
<li style="font-weight: 400;"><span style="font-weight: 400;">  Are there cracks in the drywall corners of the rooms?</span></li>
<li style="font-weight: 400;"><span style="font-weight: 400;">  Are there elevation changes in the floor system or soft-spots that require further exploration into the framing</span></li>
<li style="font-weight: 400;"><span style="font-weight: 400;">  Door all the doors open and close?  If not, is the door striking the door jamb? (has the wall settled or was the door installed out of alignment?)</span></li>
</ul>
<p><b>Mechanical</b></p>
<ul>
<li style="font-weight: 400;"><span style="font-weight: 400;">  Ask for Service Records on the HVAC equipment.  Regular maintenance can be a great indication of the condition of the equipment. </span></li>
<li style="font-weight: 400;"><span style="font-weight: 400;">  Open the return register and see how dirty it is (lots of dirt in the ductwork would be an indication of neglect – highly recommend HVAC tech come out to service and diagnose unit at seller’s expense)</span></li>
</ul>
<p><b>Attic</b></p>
<ul>
<li style="font-weight: 400;"><span style="font-weight: 400;">  Check Insulation Depth</span></li>
<li style="font-weight: 400;"><span style="font-weight: 400;">  Check for leaks in Roof decking</span></li>
</ul>
<p><span style="font-weight: 400;">The main purpose of this list is to train your brain and your eye to ignore the superficial and to focus on the important, foundational issues. Our brains can often be seduced by shiny appliances and beautiful floors, so having this list should help you stay focused on what&#8217;s important when buying your new home!</span></p>

<p>Radon testing may not be the first thing you think of when going through the home buying process with a Client, but it is right up there in importance with home &amp; termite inspections. <em>In Davidson County specifically, 39% of homes tested are found to have radon levels requiring mitigation.</em></p>
<p>So Radon testing is one recommendation that is not only vital, but will show your Clients that you go the extra mile to make sure they’ll love and be SAFE in their new home.</p>
<p><strong>So what is Radon?<br />
</strong>Radon is a colorless, odorless, radioactive gas produced by decaying uranium. Yes, it sounds like something from a Bond movie, but it’s the real deal. Even though we can’t see or smell it, it’s present in nearly all soils, some building materials. Low levels are even found in most water &amp; the air we breathe. It enters houses through a variety of methods including gaps in walls &amp; floors, areas interacting with soil, even through pores in the concrete. The problems arise when it becomes trapped inside a structure and the occupants are exposed long term.</p>
<p><strong>How is it harmful?<br />
</strong>Radon levels found in everyday life are typically not harmful, but with home improvements, settling or damage, increasing construction, land development etc. radon levels can begin to rise. 									<p><span style="font-weight: 400;">We are very thankful for the realtors that have been instrumental in helping Magnolia Home Inspections accomplish our goals of 2019.  Without great partnerships in the industry we could not accomplish our primary aim of &#8220;Preparing Home Owners for Home Ownership.”  With over 1,000 realtors in our network we have first-hand experience in the wide range of styles of service that contribute to a realtor’s success.  Every realtor has a different personality but I have noticed that there are 3 character traits common among Nashville’s most effective realtors and want to share them with you.</span></p><ol><li><b> Principles Come First</b></li></ol><p><span style="font-weight: 400;">The most effective realtors behave in a black and white manner when it comes to professional ethics.  These realtors exude confidence and a level of professional peace that causes everyone involved in the real estate transaction to be their best and helps homebuyers trust the process.  I believe this confidence and peace comes from the knowledge that they will not waver on acting in the right manner when potential conflict creeps up.   </span></p><p><span style="font-weight: 400;">Magnolia aligns extremely well with realtors who place principles first because we share the same attitude of transparency.  One of the primary aims in a walk-through with a home buyer at the end of an inspection is to identify fears of home ownership (roof leaks, water drainage, potential for mold, repair maintenance,..) and bring those into the light before moving on in the process.  What better time to discuss these fears than in the company of trusted professionals who can share experience, knowledge and their network for addressing the issue head on! </span></p><ol start="2"><li><b> Genuine Heart for Service</b></li></ol><p><span style="font-weight: 400;"><br /></span><span style="font-weight: 400;">The most effective realtors have a desire to serve their client’s best interests and that desire comes from a genuine place. When you genuinely care about the long-term best interests of your clients, that message is broadcast every time you touch the process of closing that transaction for your clients. All communications are streamlined because your clients don’t need to know why….  The little picture “why’s” don’t get asked because the big picture “why” has already been answered and continues to be answered by your genuine heart.  </span></p><p><span style="font-weight: 400;">Not only does being genuine help your clients, it helps you!  It takes all the stress out of being a professional!!  Being genuine allows room for error and allows us all to be human.  A great example of this is from one of our favorite realtors who was recently threatened with suit by a client who wanted to back out of a contract for another listing after the repair addendum had already been accepted by the Seller!  As our realtor advocate was explaining how she responded to her client I could see her go into a tunnel-vision mode, focusing on her client’s contract obligations but also very specifically on her role as a service provider. Her genuine heart for service drowned out her client’s obstinance and eliminated any opportunity for a wedge of conflict to be driven in between that relationship. Magnolia returned shortly after for the re-inspection, the clients having abandoned their feelings of missing out on a better opportunity only to trust the process while being surrounded by trusted professionals who made it clear they were all in their corner, regardless of showing a very ugly side of themselves.</span></p><ol start="3"><li><b> Proactive Work Ethic</b></li></ol><p><span style="font-weight: 400;"><br /></span><span style="font-weight: 400;">The third essential character trait of an effective realtor is the willingness to work hard for your clients. Hard work not only includes due diligence and a professional work ethic, but a proactive mental attitude. From our perspective the most successful realtors care about their client’s best interests, ensure that they receive the best customer service during a home inspection, and are then proactive about solving significant issues highlighted in the <a href="https://www.homegauge.com/report/14603546/FullReportForUploadorPrintWithPictures.html" data-internallinksmanager029f6b8e52c="1" title="sample tennessee home inspection report" target="_blank" rel="noopener">home inspection report</a>. The best realtors want to know as much as possible about the home, as soon as possible, then address those issues as quickly as possible with as much momentum as possible. This is possible and it will blow your clients away every time!</span></p><p><span style="font-weight: 400;">One of the core values as a Magnolia home inspector is to expect this type of realtor to be working for our clients and to do our absolute best to keep up with their momentum!!!  I can tell you first-hand that this can be difficult. The amount of focus required to perform a thorough inspection, catching as many hidden issues that could possibly exist on a home is mentally and physically taxing, but to then change gears from a critical, technical mindset to a more social, customer service-oriented attitude requires a large tank of emotional energy.  We absolutely love working with proactive realtors because it reminds us of our ultimate goal of protecting clients when they are vulnerable and they help us transition into a solution-oriented mindset to not only separate the common from uncommon issues but to provide our clients with a valid path for protecting their long-term wellbeing.  </span></p><p><span style="font-weight: 400;">At the end of every report I provide a list of vetted contractors that I have a long-term relationship with, having employed the majority of them as subcontractors when I was a residential contractor.
