Your Consultant connects conditions and performance patterns across the home with findings from the broader Due Diligence Team, identifies what deserves attention, and brings the investigation together into one integrated understanding of the property.
Performs the environmental investigations that require dedicated testing, sampling, or specialized equipment. This includes placing and retrieving radon monitors, collecting mold samples for laboratory analysis, and running a camera through the home’s sewer lateral to document defects, obstructions, root intrusion, deterioration, or other conditions that may not be visible during the whole-home investigation.
Evaluates the home’s foundation and structural support systems firsthand—examining areas such as piers, beams, joists, slabs, crawlspaces, and visible movement. They can take elevation measurements, identify likely failure points, define the corrective work required, and provide real pricing for the repair.
Operates and tests the heating and cooling equipment, checking system performance, electrical components, temperatures, refrigerant conditions, airflow, drainage, and visible equipment condition. They diagnose whether the issue calls for service, component repair, or replacement, then define the work and provide real pricing.
Walks and evaluates the roof system, including shingles or panels, flashing, penetrations, valleys, vents, and visible drainage conditions, while also checking for related moisture evidence where accessible. They determine whether the issue requires a targeted repair or larger corrective work, define the scope, and provide real pricing.
Examines the firebox, damper, smoke chamber, flue, liner, crown, cap, flashing, and accessible masonry, and can use camera inspection to evaluate concealed flue conditions. They identify the repair needed, define the corrective work, and provide pricing based on the actual condition of the system.
Inspects accessible areas of the home for termites and other wood-destroying organisms, examining structural wood, crawlspaces, moisture-prone areas, and evidence of infestation or damage. They identify the treatment or corrective work required and provide pricing for the recommended service.
Operates and evaluates the pool and hot tub systems, including pumps, filters, heaters, valves, automation, plumbing, electrical components, and visible structural and finish conditions. When needed, they can perform additional leak detection to help locate concealed water loss, then define the repair or replacement work and provide real pricing.
